1. HOW TO GO ABOUT IT, COSTS AND TIMING
Restoring a farmhouse is a job requiring expert and local hands, since the ability to properly work stone, a deeply rooted tradition in the Umbria, Tuscany and Le Marche regions, is difficult to find elsewhere.
Refurbishing can be done as a conservative restoration, in which case the existing structure is consolidated (with underpinning, reinforced concrete strips, resistance-welded netting, rebuilding of the roof), or by partially or completely demolishing the structure and rebuilding it on the same site.
The sharp increases in the prices of construction materials, in particular of iron and wood, has recently forced construction and refurbishing costs upwards. For the complete restoration of a ruined house and/or reconstruction from scratch according to the local tradition, in exposed stone and with floors consisting of a framework of chestnut beams and tiles, it is necessary to consider a sum ranging from 1,000 to 1,500 Euros per square metre for a turn-key project, depending on the work to be carried out and the degree of finishing requires.
The commonly supplied typical finishes are: terracotta flooring, chestnut or oak door and window-frames with double glazing, heating system with cast-iron or aluminium radiators and an independent wall-mounted boiler, wiring system split up into separate sections, bathrooms complete with all the sanitary fixtures, with shower or tub and tiled with porcelainized stoneware tiles.
Generally speaking, the time allocated for refurbishing a house and/or reconstruction is within 12 months from signature of the contract.
1.2. TECHNICAL ADVICE
It would be difficult for anyone other than an expert to quantify the magnitude of the works required for refurbishing a building or the changes to be made inside it. We therefore resort to the services of Cad Company technical bureau, by Mr. Paolo Veschini and Mr. Stefanucci, who offers our customers comprehensive technical services such as:
- On-site inspection with a qualified expert;
- Drafting of an explanatory technical report on the state of the property and on any activities required;
- design;
- rough estimate or based on detailed measurements;
- surveys, cadastral survey, measurements.
Paolo Veschini is a member of the Perugia Association of Land Surveyors and has been working as a self-employed expert since 2002, based in Piegaro. Before that, he worked for about ten years for several specialised firms, first as a trainee and subsequently as a regular staff member.
Paolo has acquired a significant experience in the restoration and refurbishment of country houses and stone buildings, both as a designer and as a site engineer.
Andrea Stefanucci has been working as a self-employed expert since 2000, as member of the Perugia Association of Land Surveyors. Andrea mainly deals with restorations and new residential builds, as architectural planner and work supervisor.
